# Variable home loan rates today

Every variable rate lenders advertise that anyone could take, read this
  morning.

Rates checked **Monday 2 November at 7:01 am** (Sydney time) · [browse all the data](/data)

For a home you live in, paying it down, the going variable rate is
**5.85%**, read Monday 2 November. AAA FINANCIAL CORPORATION, Easy Street and CommFCU advertise it or less.
The lowest advertised rate is 5.69%, from AAA FINANCIAL CORPORATION.
Half of the 316 loans open to anyone sit between 6.28% and
      7.14%.

The going rate is where a **third distinct lender** appears in the
sorted list, so one lender's odd price cannot set it.

[Read your own rate against it.](/) The comparison says how much of any
difference a phone call to your own lender can close, and how much would take an application.

## The three that set the going rate

AAA FINANCIAL CORPORATION, Easy Street, CommFCU. The third of them, CommFCU, publishes
Core Variable Home Loan - Owner-occupied LVR 80… at 5.85%, and that is the going rate. Each has
  a page: [every lender](/lenders).

**How this is worked out, and what it does not tell you**

## How it is worked out

    1. Rates come from each lender's own feed under the Consumer Data Right, read each
    morning. Nobody types one in.
    2. A rate counts only if anyone could take it. Loans for particular groups, and lenders the
capture cannot reach, are left out.
    3. Each loan counts once per profile, at its lowest advertised rate.
    4. Variable rates only. Fixed rates are [on their own page](/market/fixed-rates), by term.

## What it does not tell you

    - **Advertised rates, not offers.** A lender can say no.
    - **New-customer prices.** What existing customers pay is published
    nowhere.
    - **The rate is not the cost.** Fees sit outside it.
