# What investors and interest-only borrowers pay on top

Within one product at one lender: how far the advertised rate for an investment
loan, or an interest-only one, sits above a loan to live in and pay down.

[Justin Wong](/about), first published 1 October 2026.
The figures are read again every morning.

Rates checked **Monday 2 November at 7:01 am** (Sydney time) · [browse all the data](/data)

At the same lender and in the same product, an investment loan's advertised variable rate sits a median
**0.15 points** above its loan to live in and pay down. That is across
70 lenders that advertise both, read Monday 2 November. On $500,000, 0.15 points is
about $750 a year in interest.

An interest-only loan sits a median **0.30 points** above paying it down, across
62 lenders. On $500,000, that is about $1,500 a year.

The median hides a wide spread. For investors, 3 lenders charge the same and no lender charges half a point or more. For interest-only, 4 lenders charge the same and 19 lenders charge half a point or more.

## How the premium is spread

Number of lenders, by how far the investment or interest-only rate sits from the same product's loan to live in

  | Gap to a loan to live in | Investment | Interest only |
| --- | --- | --- |
| Lower by 0.05 or more | 1 | 0 |
| The same, within 0.05 | 3 | 4 |
| Up to a quarter point higher | 48 | 16 |
| A quarter to half a point higher | 18 | 23 |
| Half a point higher or more | 0 | 19 |

Counts of lenders. Each is measured against its own loan to live in and pay down.

In alphabetical order, not ranked. Each pair is one product at one lender: its rate for
a loan to live in and pay down, then its rate for the investment or interest-only loan, and the
difference in points. A dash means no product at that
  lender advertises both.

## What this does not say

    - **These are advertised rates, not offers.** A lender can price an investment
loan differently when you apply, and can say no.
    - **Each pair is one product, so the comparison is like for like.** A lender whose
investment or interest-only loan is a different product has no pair here. Fees and limits are not
    in the rate.
    - **A large gap often means one loan has a discounted rate and the other has none
published.** Each rate is the product's lowest advertised line for that loan, so a discount
published for one loan and not the other shows up here as a premium. The median and the middle
half are little moved by it.
    - **Interest-only usually runs for a set term.** It then reverts to paying the
loan down. The comparison rate shows that cost. This page uses the advertised rate.
    - **It does not say whether a premium is fair,** or what anyone should do about
one. It does not rank lenders.

**How this is worked out, and what it does not tell you**

## How it is worked out

    1. Rates come from each lender's own feed under the Consumer Data Right, read each
    morning. Nobody types one in.
    2. A rate counts only if anyone could take it. Loans for particular groups, and lenders the
capture cannot reach, are left out.
    3. Each loan counts once per profile, at its lowest advertised rate.
    4. Each lender is compared with itself, within one product. Of its products that advertise
both loans, the one with the lowest rate for a loan to live in and pay down is the pair. Only loans
    anyone could take are counted.
    5. The gap is the other loan's rate less that one, in percentage points. A gap under 0.05 is
    counted as the same.

## What it does not tell you

    - **Advertised rates, not offers.** A lender can say no.
    - **New-customer prices.** What existing customers pay is published
    nowhere.
    - **The rate is not the cost.** Fees sit outside it.
